Value-Add Residential
We pursue residential properties with physical, operational, or pricing inefficiencies that may be addressed through renovation, repositioning, improved management, or a more effective ownership strategy.
Small Multifamily
We evaluate small multifamily properties, particularly two- to four-unit buildings, where rental demand, property condition, location, operating economics, and improvement potential support the investment thesis.
Buy-and-Hold Rentals
We consider income-producing residential properties that align with a long-term ownership strategy and offer the potential for sustainable cash flow, responsible appreciation, and continued operational improvement.
Selective Fix-and-Flip Opportunities
We evaluate shorter-duration renovation and resale opportunities when the acquisition basis, construction scope, market demand, projected timeline, and exit assumptions support a disciplined business case.
Housing-Supported and Mid-Term Rentals

Underwrite the Property
We evaluate acquisition cost, property condition, renovation requirements, rental or resale demand, operating expenses, financing, market conditions, potential risks, and the proposed value-creation plan.
Conduct Due Diligence
Before moving forward, we seek to validate the assumptions behind the opportunity through physical, financial, legal, operational, and market-level review.
Acquire with Discipline
We pursue an acquisition only when the property, capital structure, business plan, timing, and risk profile support a responsible investment decision.
Improve and Operate
Depending on the strategy, we may complete physical renovations, reposition the property, improve operations, strengthen management, enhance the resident experience, or prepare the asset for resale.
Hold, Refinance, or Exit
We continually evaluate the property against the approved business plan and determine whether continued ownership, refinancing, or disposition best supports the long-term strategy.
